What is the taxable area for garden sheds?
Since the beginning of 2020, a new tax applies to any modification you make to your home that exceeds 5m², whether it is an extension, a new build, or a reconstruction.

- €860 per square meter in the Ile-de-France region (€854 in 2019)
In what cases does this tax apply?
For any floor area exceeding 5m² up to 20m², it is mandatory to apply for planning permission with a prior declaration of works, without the need for a building permit.
The tax is payable on the date of issue of the building or development permit, or on the date of issue of the decision not to oppose a prior declaration.
It is requested by the tax authorities.
How to calculate your tax?
To calculate the amount of development tax payable, multiply the taxable area by the value determined per square meter of area, then multiply this result by the rate voted by the local authority.
Example for an 11m² garden shed in a municipality in the Ain department:
11m² x $760 x 6.40% = $535
However, it is advisable to familiarize yourself with the local urban planning regulations (PLU) for your area, which will provide you with all the useful and necessary information to ensure that your project runs smoothly, as each municipality applies its own rates.
And yes, even a simple garden shed requires a number of steps that, it must be admitted, are not always easy to complete.
